Pricing Your Home

Most realtors use a pricing model called a CMA (Comparative Market Analysis) when pricing at home. But that is not the only basis of determining a sales price. There are many other factors that need to be considered and an experienced, professional realtor with the right analytical skills can really make a difference in this area. Over pricing can be as detrimental to the sale as under pricing. We understand the process and have the background and experience to help price your home appropriately. STEP 3

Marketing Your Home

Once your home is made ready and priced for the market, it’s time to promote your home to buyers and their agents everywhere. In addition to the normal MLS and online marketing sites, we schedule open houses and are personally on site at every open house showing. We are extremely effective at follow up with prospective buyers and always provide an immediate response to every inquiry. Because of our company approach, we can provide more personalized attention to the sale than “big box” competitors.

STEP 4

Negotiating an Acceptable Contract

This can be the most important step in the process and you need a proven, skilled negotiator to help review offers and maximize the equity in the sale of your home. We believe the contract negotiation process can swing the final value 2% or more. We have negotiated hundreds of transactions in both the commercial and single-family residential arenas, and our clients benefit from that depth of experience.

STEP 5

The Closing

Once an acceptable contract for sale is in place, we monitor the process constantly making sure that no hidden pitfalls or surprises occur. Whenever possible, we also attend every closing to make sure that the document execution and funding occurs smoothly.
